Check-In and Check-Out times must be strictly observed in order to accommodate turn-over of cottages. There will be a $200 fee for late check-outs (based on availability, with advance approval), which cannot be extended past 2:00 p.m.
Reservations must be guaranteed with a deposit in the amount of one-night’s stay. To avoid forfeiting your deposit, please notify us of cancellation no later than sixty (60) days prior to your arrival date.
Cottages are considered guaranteed for the entire duration of the reservation, unless you notify us more than sixty (60) days prior to arrival date; charges will apply.
Holiday reservations must be guaranteed with a two-night non-refundable deposit. Holiday reservations are considered guaranteed for the entire duration of the reservation, unless you notify us more than ninety (90) days prior to arrival date; charges will apply.
Additional surcharge may apply for special parties and events.
Pet Policy -- We welcome your furry family members to Smoke Tree Ranch. We do, however, ask that you notify us in advance of your arrival, and again at check-in, if you will have a dog staying in your cottage. This will allow us to coordinate cleaning during your stay, so that your dog can be out of the cottage or you can be present during daily housekeeping service. There will be a $195 “pet fee” charged to your cottage invoice prior to check-out. In addition, you will be responsible for payment of any damages to cottage during your stay.
